Step one: walk the surfaces together

Before any water runs, we walk the driveway, walkway, steps and patio with you. This is where we point out oil spots, rust, tire marks, cracks and spalling, and set honest expectations about which of those will lift completely and which will fade.

Step two: pretreat, then clean evenly

Organic growth — the green and black film that builds up on shaded concrete around Chattanooga's ridges and tree cover — is treated rather than blasted away. A surface cleaner then makes even overlapping passes so the slab dries uniformly, without the striping you get from freehand wand work.

Edges, expansion joints and steps get detailed by hand so the border between clean and uncleaned concrete does not show.

What comes out, and what usually does not

• Usually fades rather than disappears: older oil that has soaked deep into the pores, rust from fertilizer or metal furniture.

How long it takes and when you can park

Most residential driveways are a same-day job measured in hours, not days. The slab is safe to walk once we are finished rinsing, and normally ready to park on the same day after it dries.

Keeping the result longer

Clean concrete also dries faster, and dry concrete is what protects your slab through Chattanooga's freeze-thaw winters. Keep expansion joints clear of leaves, redirect downspouts away from the slab, and consider a penetrating sealer after cleaning. An annual wash keeps every future visit shorter and easier on the surface.
